Every Toledo landlord has been there: the tenant is gone, the keys are on the counter, and the apartment is full of furniture, trash bags, and random belongings. You need to get it cleaned out and re-listed fast — but you also need to do it legally. Here’s how.
⚖️ Ohio Law on Abandoned Property
Before you throw anything away, understand Ohio Revised Code §5321.15 and §5321.16:
- If the tenant was evicted: The court order typically allows removal of property. Follow the judge’s specific instructions.
- If the tenant abandoned the unit: You must make a reasonable effort to notify them (certified mail to last known address). Ohio doesn’t specify a waiting period for abandoned property in residential leases, but best practice is 30 days after notice.
- If the lease ended normally: The tenant had until move-out day to take their belongings. After that, send written notice and give 30 days before disposing.
Document everything: Photograph the unit before you touch anything. Walk through with video. Date-stamp it all. If the tenant later claims you threw away their grandmother’s china, you’ll have proof of what was actually there.
💰 Typical Cleanout Costs
- Studio/1BR with light clutter: $200–$350
- 2BR with furniture left behind: $350–$550
- 3BR full cleanout: $500–$800
- Severe hoarding or damage: $800–$2,000+
These are for junk removal only. Deep cleaning, carpet replacement, painting, and repairs are separate. Many landlords schedule both for the same week to minimize vacancy time.
⏰ Speed Matters: Vacancy Cost
In Toledo, average rent for a 2BR runs $800–$1,100/month. Every day the unit sits empty costs you $27–$37. A $400 cleanout that gets the unit market-ready in 2 days instead of 2 weeks pays for itself in avoided vacancy.
We work with landlords and property managers across Toledo, Perrysburg, Sylvania, and Maumee. Same-day or next-day service is usually available for rental turnovers — we know time is money.
📋 The Turnover Cleanout Process
- Document: Walk through and photograph/video everything before removal
- Separate valuables: Set aside anything that looks like it has personal value (documents, photos, jewelry). Store for 30 days.
- Remove trash and debris: Bag up obvious garbage first
- Remove furniture: Anything broken, stained, or infested goes. Salvageable pieces can be donated.
- Haul out: Load the truck, sweep the unit, done
- Schedule cleaning: Deep clean, carpet, paint as needed
💡 Tips for Toledo Landlords
- Include a lease clause requiring the unit be left “broom clean” with all belongings removed
- Charge a cleaning deposit or make the security deposit sufficient to cover a cleanout
- Build a cleanout into your turnover budget — it’s a cost of doing business
- Keep a junk removal company on speed dial. When a tenant gives notice, have the crew pre-scheduled for move-out day +1.
- Deduct cleanout costs from the security deposit (with documentation and receipts, per Ohio law)
